Crozier delivered integrated civil, structural, and site electrical engineering services for a 45,000 sq. ft. mixed-use office and manufacturing facility at 73 Sluse Road in East Gwillimbury, Ontario. The project required innovative solutions to address challenging site conditions, including the absence of a stormwater outlet and municipal sanitary servicing.
Under Lake Simcoe Region Conservation Authority criteria, Crozier designed a fully onsite, infiltration-based stormwater management system capable of managing the 100-year storm event with no offsite discharge. The system includes a Cupolex infiltration system, enhanced swales, a pocket wetland, and pretreatment measures to meet water quantity, quality, phosphorus reduction, erosion control, and water balance requirements. Crozier also designed an onsite sewage treatment system and coordinated all private site services.
The building was designed to support intensive manufacturing operations, featuring a structural steel superstructure, reinforced concrete foundations, a two-storey office mezzanine, and six runway cranes up to 30 tons. Mechanical and electrical systems were tailored to support heavy equipment, specialized ventilation, upgraded power demands, and site lighting—delivering a high-performance, purpose-built industrial facility.
